ESSENTIAL

  1. Up-to-date Electrical Safety Certificate (EICR)

  2. Up-to-date Gas Safety Certificate

  3. All electrical appliances checked and in good working order (PAT not essential but recommended)

  4. Appropriate number of smoke and carbon monoxide alarms (tested and working)

  5. Heat sensors and interlinked smoke alarms (applicable in Scotland ONLY - Details)

  6. Ensure all furniture/furnishings meet relevant safety standards for your region

 
RECOMMENDED

  • Fire extinguisher/blanket

  • Clear instructions to indicate fire exit and access to escape routes

  • Indicate where mains water shut off is located

  • Basic first aid kit

 
TIPS TO HELP AVOID DISPUTES

  • Simple inventories where needed (i.e kitchen crockery/glassware) – pin list inside cupboard doors so guests can see

  • Keep photographic records of furniture and high value items (update regularly)

  • Clearly display any safety instructions

  • Provide manuals/instructions for appliances (especially heating)

  • Provide property guide with all relevant info such as bin collection / wifi / alarm codes etc (K2C can produce)
